Start with what matters to you

We ask about your plans, the property’s state or territory, your stage and any important dates. Depending on your plans, we may ask about applicants, income types, how long you have been in business and the broad shape of your purchase, refinance or build. Communication, language, guidance and appointment preferences help describe how you want to work together.

Rough figures help a broker prepare. We may derive an approximate funding requirement from amounts you give us, with the calculation’s assumptions recorded. This is not borrowing capacity, a credit assessment or a prediction of approval. Income, debts and property values do not become separate rewards in the ranking.

Share what you know and choose “Not sure yet” when you need to check a detail. You can include more than one applicant without guessing someone else’s information. Review your answers before seeing your matches.

Compatibility comes before preference

Brokers declare the states and territories they cover and the case categories they accept. We compare those declarations with the material circumstances you have shared. A broker who does not accept the relevant case or cover the property’s location is excluded from an introduction.

An explicitly required language is treated differently from a preference. Required appointment windows need compatible times and a known timezone. A genuine hard loan-size boundary, where a broker has one, is checked against a known funding amount. Unknown essential details can require confirmation rather than being assumed compatible.

Brokers separately declare the phone, video or written channels they can offer. A required channel must be supported; an unanswered capability needs confirmation. Individual access arrangements still need agreement even when a broker is willing to discuss support.

Property location is about coverage, not proximity. Your Broker Match is digital-first: phone, video and written communication are supported preferences. We do not match on meeting suburbs, travel distance or in-person availability.

Fit reflects the work brokers prefer

Among compatible brokers, we compare relevant declared preferences. These include transaction and customer types, established or more complex self-employment, construction and other specialist scenarios, readiness, desired guidance and the broad workload associated with the request.

Brokers can rank their preferred refinance reasons and express tradeoffs around defined dates, applicant coordination and financial discovery. They also declare relevant working knowledge. These signals stay within the existing fit categories; the amount of income or debt and the number of dependants do not create ranking bonuses.

A broker can handle a case without actively wanting more of that work. We ask brokers to distinguish work they accept from work they prefer. Neutral answers are valid; claiming every category is a favourite does not earn a blanket advantage. Related complexity signals are considered together rather than repeatedly rewarding the same characteristic.

Service fit includes a preference for written exchanges or conversations, the amount of explanation you want, and relevant appointment or language preferences. We give language preference particular attention. A preferred language can improve fit without excluding every other broker; an essential language is a compatibility requirement.

Availability is a separate check

Current capacity, available introduction spaces, temporary case pauses and a realistic first conversation can affect whether a broker is available. Being busy does not make a broker less suitable, and having more capacity does not make them better.

A date connected to a purchase or refinance is useful context. It is not automatically treated as a demand for a first call by that date, or a promise that finance will be arranged in time. Where a first-conversation requirement is explicit, it needs its own availability check.

Close matches and gaps in the network

Small differences do not establish that one broker is clearly superior. The system identifies close scores and can present several compatible suggestions. The order of closely matched profiles does not imply a difference in service quality.

Some results need details confirmed first. If the network has no available compatible suggestion, we say so. We do not relax a known exclusion to fill a results page. You can review your answers, and your saved summary remains a starting point for a conversation.

This is a participating network, not every broker in Australia. Available brokers vary by location, circumstances and capacity. A missing match is not a statement about your ability to obtain a loan.

Declared information and verification

Case coverage, work preferences, languages and practical service details are broker-supplied. They describe the broker’s practice and can change. They are not independently tested measures of expertise, service quality or likely outcomes.

Platform approval and identity or licence verification are separate states. A profile only displays a verification label when the corresponding check is recorded as verified. Approval to participate should not be read as independent verification of every profile claim.

A request for experience with previous repayment difficulties or a declined application is saved as context. It does not establish an adverse-credit finding. Essential access arrangements, unclear self-employment tenure and requests outside the supported residential scope can need a separate conversation.

What does not determine a match

The matcher does not compare lenders, rates or credit products, inspect credit files, assess affordability or recommend a lending structure. It does not use free-text notes as a hidden score, infer a need for extra guidance simply because you are a first-home buyer, or treat an unknown answer as a neutral preference.

Your matches follow the criteria explained on this page. AI assistance helps you describe your situation; it does not choose or rank brokers. Public profile descriptions and directory order do not determine your matches.

Payment does not influence your match ranking. We compare your situation with participating brokers’ coverage, work preferences, service style and availability.
