What the matcher considers
The service considers the relevant Australian state or territory, explicit broker support for investment cases, the number and complexity of existing properties, readiness and the amount of guidance you want. It can distinguish an early research enquiry from a defined purchase or refinance that needs attention soon. Self-employed income and business tenure under two years versus two years or more can also be reflected when relevant.
The immediate funding request can inform broad broker workload preferences. Property value, income and debts remain unverified context rather than separate score bonuses. None of these figures establish serviceability, usable equity, tax outcomes or borrowing capacity. If you are refinancing, the current balance and additional borrowing describe what you want to discuss, not how much extra you can obtain.
You can indicate whether phone, video or written contact suits you and whether a language is preferred or required. A required language has a stronger filtering effect. The matcher does not independently assess lender policy, compare interest rates, match documentary requirements or recommend an ownership structure.

Describing an investment scenario clearly
Before viewing profiles, list the immediate transaction separately from longer-term plans. Note whether the current request is a purchase, refinance, equity discussion or construction project; how many properties are already in the portfolio; which figures are estimates; and whether timing is fixed. This keeps a broad strategy from obscuring the work you need help with now.
